Below is a list of the most commonly requested resale and lender documents, along with a brief explanation of each:
1. Resale Certificate
Required for most real estate transactions, this document includes:
Budget & financials
Reserve study summary
Governing documents (Articles, Bylaws, CC&Rs)
Insurance coverage
Pending litigation (if any)
Outstanding assessments or delinquencies
Used by: Escrow, buyer, lender
Purpose: Provides disclosures as required by Washington State law (RCW 64.34, 64.38, or 64.90)

2. Lender Questionnaire (Standard or Condo-Specific)
Completed on request of a buyer’s lender to assess the financial and legal standing of the association. Information may include:
Number of units

Reserve balances
Pending litigation
Used by: Mortgage lenders
Purpose: Helps lenders determine loan eligibility and risk

A detailed account of any balance due from the owner including:
